Coming Soon Homes

Hudson Homes lists properties for rent when they are both “Available Now” and "Coming Soon.”  Homes that are Available Now are ready to be self-toured and available for move-in shortly after completing the application and lease process. Homes that are “Coming Soon” are available to accept applications but not yet in a rent-ready condition to self-tour. 

Steps for renting a home in “Coming Soon” status: 

  1. View all the home information and details listed on our website 

  1. Complete the application and lease execution process. 

  1. The home will be removed from the market once your lease is fully executed and your security deposit is paid. 

  1. An HHM Leasing Coordinator will notify you when the home is available to self-tour (the “Available Date”). You can self-tour the home within 48 hours after the Availability Date to confirm whether the home is the right fit, and inform HHM of the following outcomes:

      • Good Fit! You will continue to coordinate with the HHM Leasing Coordinator on the next steps of the move-in process. 
      • Not a Good Fit that’s OK! Your Leasing Coordinator would be happy to check our inventory to see if another home might work for you and will transfer your application fees to the new address. If you would like to terminate, reply to the Leasing Coordinator via email indicating you would like to terminate the lease and your security deposit will be refunded. 
      • Future Resident Not Responsive – if you are not responsive and do not reply to HHM within the 48-hour timeframe, HHM will terminate the lease and continue to market the home. Your security deposit will be refunded less a $500 Hold Fee outlined in your lease. 
 

“Coming Soon” Frequently Asked Questions: 
 

Can I opt-out or waive the self-tour option 

Yes, you can opt-out or waive the self-tour step by notifying the Leasing Coordinator in writing that a self-tour is not required. The Leasing coordinator will proceed with your move-in process and next steps. Please note, all properties are leased “As-Is,” and Hudson Homes will not perform any repairs or maintenance requests that are considered cosmetic repairs, alterations, or upgrades. 

Will I get to view the property prior to my Lease Start Date? 

Yes, if you have leased a “Coming Soon” home you will be notified in advance to complete a self-tour within 48 hours after the Available Date. However, you may also opt-out or waive this step if you provide notice to waive in writing. 

What if I do not like the home when I tour it, what are my options? 

  • Option 1 - work with the Leasing Coordinator to determine if another HHM home is right for you. All fees and funds will be transferred to the new home.  

  • Option 2 – terminate the lease by notifying the Leasing coordinator in writing within the 48 hour self-tour window. Your security deposit will be refunded in full.   

What happens to my Security Deposit if I choose not to move forward with a “Coming Soon” home 

All requests to cancel must be in writing, but we urge you to speak to a representative to see if we may have additional options that may fit your new needs. Your security deposit will be refunded as per the terms in your lease.  

When is the soonest I can move into a Coming Soon home? 

A leasing coordinator will work with your desired move-in date as it relates to the home’s most current Available Date.  

What does Pre-leasing on a “Coming Soon” home mean? 

It means applications are being accepted for a home prior to final repairs being completed and prior to the home being available for self-tour  

What fees are due if I am approved for a Coming Soon” home? 

Below is an outline of fees due as applicable in your state: 

  • Upon Submitted Application – Application Fees Due 

  • Upon Application Approval Lease execution and Security Deposit Due  

  • 48 Hours Prior to Move In Date – Remainder of Move-In Charges Due 

Can my Move-in date change? 

Move-in dates for any home whether it is "Available Now” or "Coming Soon” are subject to change prior to your move-in. Should there be a delay the team will contact you immediately so that you can make the necessary adjustments to your previously scheduled move-in day.  

When do I get to view the home if it is currently not available?  

HHM allows up to 48 hours (about 2 days) after the Available Date for you to Self-Tour the home. Your Leasing Coordinator will notify you by email when the home will be available to view, when the 48 hour Self-Tour window starts, and how to access the home.
